I like the weather here in California better but my family is all in this area so I figured I would buy closer to my daughter and grandson. I made an offer they countered my offer and I accepted. Nice price. Looks like it'll need a little TLC, but for what you intend it for, it would fit the bill. Other than the floor being a bit beat up, I like the garage space.

I know the garage floor looks like the po tried to fix it or something huh? strange. I will most likely add insulation and some sort of heater to the garage eventually. I am using a FHA 203k loan which allows so much in the loan to do repairs and in my case I am having new windows and doors installed along with a few other things being repaired or replaced.

I had an inspection and the back cellar wall is falling into the cellar so I backed out, then the seller offered to fix it lol with hydraulic cement. He must have thought I was an idiot since hydraulic cement is just for filling in cracks and has no strength what so ever. The nerve of some people.

Harsh reality, huh? It's really a shame to see/hear what some people think constitutes a proper/safe foundation repair. That would be like offering to repair a rusted frame by pop-riveting sheet metal over the damage.
Given this development, I would have to wonder what else "Handyman Harry" has "repaired" or had a hand in messing up in this place. Sounds like you're better off looking elsewhere, Mark.

yeah its funny how much difference the prices are from one side of the country to the other. Here in California the house my wife owns is worth $235,000 with 1/2 an acre yet the house I am buying in New Hampshire is the same size with an extra bathroom and 5.6 acres. and its only $124,000 I will miss the easy to deal with winters here but the summers are so dang hot you can't get anything done. If everything works out we will most likely move next spring like April/March of 2017. that means my van has to be completely movable so I can drive it from California to NH.

Not sure how people do things in the U.S. but here in Canada, we would be asking to see things like winter heating bills, permits for work done, tax bills etc.
I'm curious about what appears to be a tarp on the garage roof; is that the reason why they have lawn mowers in the basement? Highly illegal to do stuff like that according to most building occupancy codes ( FIRE HAZARD ).
A basement bathroom installation can be a real PITA to deal with......especially if the installer cut corners. Again, knowing that the P.O. obtained permits and inspections would be on my due diligence list. If permits WEREN'T issued and there is an insurance claim, your insurance provider can legally refuse to cover damages to or arising from un-inspected home improvements.....whether they are done properly or not. It's a legal thing, not so much a craftsmanship thing.
It also appears that two larger picture windows were changed out in favour of two smaller side-sliders with the resultant gap being filled in and sheeted. I would expect to see permits from that work as it involved structural changes.
I could go on but I think you get the idea here. An inspection from a licensed home inspector is in order.....and I don't mean your 2nd-Cousin's son-in-law that works at Lowes here. A large part of a home inspector's report is about the legal aspects and other factors most people consider "red tape". It's money well spent; your lawyer or financial people should be able to point you in the right direction here, Forewarned is forearmed.......

Not in Vancouver. Houses for $2 000 000 are teardowns mostly so nobody cares about things like that here, as there will be new house built and flipped... :screaming:

Yeah, but I was talking about houses people buy to actually live in. Vancouver and Toronto are experiencing a real estate phenomenon similar to the infamous sub-prime scenario in the U.S.A. and we all know how well THAT turned out, lol.
If I'm buying a house to live in, I stand by what I said in my earlier post about due diligence. And, teardown or not, unresolved legal issues of non-compliance can still haunt a new owner.

Wow i am glad I live in hicktown where I dont have to deal with all that crap. Here after 2 years building permit or not it is part of the structure. People always are adding rooms or garages in here. Just do it nothing is said. They actually like it. If it is a improvement value added is value added. My people just warn don't make a White Elephant. Which means the value of your place exceeds the surrounding houses you will never get the money it is worth if you sell it. Which is all good if you plan on staying.

sorry I forgot to post what happened but the house was unsafe the owners/sellers cut out a bunch of carrier beams to do some kind of work in the cellar. So it cost me 1000 dollars to walk away but it would have cost us $700.00 to have had an inspection so I consider it a lesson learned. However we are looking in Texas simply because I do not wish to deal with snow ever again if I can help it. So if anyone is interested this is one home I am working on getting in Texas.
